U.S. Home Prices Record First Annual Decline in More Than Three Years as Buyers Pull Back

The national median home-sale price slipped as mortgage payments remained elevated and pending sales weakened across major U.S. metropolitan areas.

The U.S. housing market showed fresh signs of strain as national home-sale prices recorded an annual decline for the first time in more than three years, according to a Redfin report published on October 29. The findings, based on the four weeks ending October 25, pointed to a market where high financing costs were limiting demand even as the number of homes available for sale edged upward.

The median U.S. home-sale price reached $389,601, down 0.1% compared with the same period a year earlier. Although the decline was small, it represented a shift after an extended period of year-over-year price increases. The report followed another week of modest price declines and showed that prospective buyers were struggling to move from searching for homes to completing purchases.

For real estate professionals, the figures highlight a difficult balance between seller expectations and buyer purchasing power. Homes may remain valuable assets, but the cost of financing a purchase can determine whether households are able to enter the market.

Mortgage payments remain a major obstacle

The typical monthly mortgage payment reached $2,786, an increase of 10.7% from a year earlier, based on the report's seasonally adjusted measure and prevailing mortgage rates. The payment was near the highest level recorded by Redfin, reflecting the combined effects of home prices and borrowing costs.

Mortgage rates influence affordability because even a modest change can significantly affect the monthly payment on a large loan. Buyers must also account for property taxes, homeowners insurance, maintenance, utilities and any homeowners association charges.

When total housing costs exceed a household's budget, prospective buyers may delay purchasing, seek smaller properties or look farther from major employment centers. Some may continue renting even when they would prefer to own, while others may reduce their target price to preserve financial flexibility.

The affordability challenge can be particularly difficult for first-time buyers, who may have limited savings for a down payment and closing costs. Existing homeowners with low-rate mortgages may also be reluctant to sell if moving would require taking on a substantially more expensive loan.

Pending sales reach a record low

Redfin reported that pending home sales fell 1.8% from the previous week to 276,352 on a seasonally adjusted basis, the lowest level in the company's records dating back to 2021. Pending sales provide an indication of how many homes have entered the contract stage before closing.

The weakness extended across the country's largest metropolitan areas. Pending sales declined year over year in all 50 of the most populous metro areas for the third consecutive week, according to the report.

The data suggest that the challenge is not limited to one region. Local conditions still vary, but the combination of expensive financing and cautious buyers has made it harder for many markets to generate consistent transaction activity.

New listings also declined, falling 0.6% week over week to their lowest level since the beginning of the year. When homeowners are reluctant to list properties, the market may have fewer new options even if demand is weakening more quickly.

More homes do not automatically mean lower prices

Active listings increased 0.3% during the week and were 2.2% higher than a year earlier. Redfin estimated that supply stood at 4.5 months, a level often considered broadly balanced between buyers and sellers.

More inventory can give buyers additional choices and create greater opportunities to negotiate. However, price movements depend on the relationship between available homes and the number of people willing and able to purchase them.

Some sellers may need to adjust asking prices to attract offers, particularly if a property has been listed for several weeks without meaningful interest. Others may decide to postpone selling rather than accept a lower price than expected.

The report also showed that 21.5% of listings had experienced price reductions, up from 20.9% a year earlier. The median home spent 50 days on the market, while 23.2% of homes sold above their asking prices.

Implications for real estate professionals

Agents and brokers may need to help clients establish realistic expectations about pricing, financing and transaction timing. Sellers can benefit from examining recent comparable sales and the condition of competing listings rather than relying only on past market peaks.

Buyers may have more negotiating room in some areas, but lower asking prices do not necessarily translate into lower monthly payments when mortgage rates remain high. Financing preapproval, careful budgeting and an understanding of the property's total ownership cost remain important.

The latest figures show a housing market adjusting to affordability constraints. The slight annual price decline does not mean prices are falling everywhere, nor does it establish a national crash. Instead, it signals that demand is weakening enough to change the direction of the national median.

For property professionals, the challenge is to navigate a market where buyers remain cautious, sellers are reassessing expectations and financing costs continue to influence nearly every stage of the transaction.
