Nick Good explains why DFW agents are moving from Keller Williams to eXp Realty for better commission splits, lead generation support, and revenue share.
McKINNEY, Texas, October 2026
More Dallas-Fort Worth real estate agents are leaving Keller Williams for eXp Realty because they want to keep more of each commission, get real lead generation support, and build income that is not tied only to their own closings. That is the case McKinney-based team leader Nick Good makes after 12 years at Keller Williams and seven at eXp Realty. Good leads The Good Home Team, powered by PLACE at eXp Realty, the RealTrends Verified #1 real estate team in Plano, Texas, by sales volume and transaction sides on audited 2025 data, with 162 sides and $65.6 million in volume.
Key facts
- eXp Realty: 80/20 split, $16,000 annual cap, no franchise royalty.
- Keller Williams: splits and caps vary by office, plus a 6% royalty capped at $3,000. Good’s former office was 70/30 with an $18,000 cap, $21,000 a year in total.
- On $150,000 in commissions, Good’s example shows about $5,000 a year more kept at eXp.
- The Good Home Team: RealTrends Verified #1 team in Plano, Texas, on 2025 data, with 162 sides and $65.6 million in volume.
- Good has sponsored more than 220 agents into eXp Realty since moving his team from Keller Williams in 2019.
“A slower market exposes your business model,” said Good. “You find out fast whether your brokerage helps you grow or just takes a cut.”
The numbers show why agents feel it. Nationally, existing-home sales ran at a 3.99 million annual pace in September 2026, with 4.8 months of supply, according to the National Association of Realtors. In North Texas, homes took an average of 54 days to sell in June, up 4% from a year earlier, and the median price held flat at $405,000, according to MetroTex Association of Realtors. Longer selling times and flat prices mean agents work harder for each commission.
Why are agents leaving Keller Williams for eXp Realty?
Good points to three reasons he hears most from DFW agents. The first is cost. The second is support that actually produces business. The third is a path to income beyond the next closing.
He built a real business at Keller Williams and does not criticize it. “I’m not looking for agents who just want a different brokerage,” Good said. “I’m looking for motivated agents who want to build something bigger.”
Why did Nick Good leave Keller Williams?

Good moved his team to eXp Realty in July 2019, after 12 years at Keller Williams, to give his agents and himself a better opportunity to earn more. He points to two programs KW did not offer: eXp’s agent stock purchase plan and revenue share. “The eXp stock I built up let me buy a rental property with all cash,” Good said. “Revenue share lets us build residual income beyond our own closings.” He serves agents across McKinney, Plano, Frisco and the rest of Collin County. Individual results vary, and stock value and revenue share are not guaranteed.
eXp 80/20 split and $16,000 cap vs Keller Williams: what does an agent keep?
Per eXp Realty’s published fee schedule, eXp pays 80/20 company-wide, with a $16,000 annual cap, an $85 monthly fee and no franchise royalty. Keller Williams splits and caps vary from office to office, and every office adds a 6% royalty that caps at $3,000. At Good’s former Keller Williams office, he was on a 70/30 split with an $18,000 cap, plus that royalty, for a total of $21,000 a year.
On $150,000 in gross commission income, an eXp agent pays the $16,000 cap and keeps about $134,000 before small post-cap transaction fees. Under Good’s former KW terms, the same agent pays $21,000 and keeps about $129,000. That is roughly $5,000 a year, every year, before revenue share or stock. Agents should confirm their own office’s split and cap. The full side-by-side breakdown is on Nick Good’s eXp vs Keller Williams commission split comparison.
What does a community of collaboration look like at eXp?
Agents who partner with Good get a written business plan, direct mentorship, and a group of agents who share what is working instead of competing for the same leads. Good still sells, invests and runs companies, so agents learn from an active operator rather than a full-time recruiter.
“The building was never the safety net,” Good said. “The people and the systems are.”
What is the done-for-you lead generation pilot?
Good is piloting a lead generation program open to every agent who partners with him at eXp Realty. His team builds the agent’s lead generation ads and the follow-up automation behind them, so the agent knows exactly who to follow up with. The goal is a steady flow of real conversations, even in a quieter market. Details are at partnerwithnickgood.com/live.
How does eXp revenue share work in a slower market?
eXp revenue share is paid from the company’s portion of the commission when agents an agent has sponsored close transactions. It does not come out of the other agent’s check. Agents can also earn stock in the company.
“When sales slow down, revenue share gives you a second way to build income,” Good said. “It isn’t guaranteed. You earn it by helping other agents win.”
