Vanbarton Group Unveils Plans for Residential Conversion in Midtown East
The Vanbarton Group has officially submitted plans to convert the Archdiocese of New York’s former headquarters located in Midtown East into a residential complex. According to filings with the New York City Department of Buildings, the initiative aims to transform the existing 20-story office building at 1011 First Avenue into a modern 26-story residential structure featuring 420 housing units.
Details of the Project
Alongside residential units, the proposal includes plans for 7,399 square feet of retail space on the ground level. The estimated cost for this conversion project is approximately $2.5 million.
Joseph Chilelli, a principal at Vanbarton, filed the plans on Thursday as part of the company’s broader efforts in real estate development.
Background Context
In October, Vanbarton engaged in negotiations to acquire the property, spanning roughly 400,000 square feet, for a reported price nearing $100 million. This purchase aligns with the archdiocese’s recent decision to consolidate its operations, moving to a new location at 488 Madison Avenue by 2025. This strategic move aims to enhance accessibility to the communities they serve.
Cardinal Timothy Dolan emphasized in a letter that the relocation will position the offices closer to the public. “It has been apparent for several years that ‘1011’ no longer made sense as our home,” he stated.
Future Prospects
While the conversion plans are now submitted, the timeline for proceeding remains uncertain and is dependent on obtaining the necessary approvals. If successful, this project would represent Vanbarton’s second office-to-residential transformation in Manhattan, following their acquisition of 77 Water Street in the Financial District, where there are plans to develop up to 600 residential units.
