UCLA Health Expands Footprint Amid New Developments
UCLA Health is undertaking significant expansions as it prepares to invest $90 million into the redevelopment of its Sports Medicine Institute, while simultaneously renewing its presence across Los Angeles County. This dual effort highlights the health network’s commitment to enhancing its medical facilities without abandoning existing services.
Lease Renewal at Santa Monica
Recently, UCLA Health finalized a lease renewal for a substantial 22,224 square feet at the three-story medical office building located at 2825 Santa Monica Boulevard. This space, currently utilized for laboratory and office purposes by the Jonsson Comprehensive Cancer Center, reflects UCLA’s ongoing commitment to its operations in Santa Monica.
The property is owned by Harrison Street, a Chicago-based investment firm, which acquired the building in 2022 for approximately $58.6 million. The deal was facilitated by JLL representatives including Bryan Lewitt, Chris Isola, and Monica Enes, while UCLA Health was represented by its in-house team, including Matt Ceragioli and Greg Park.
“Compelling relocation options for tenants of this stature are limited in the Westside market, leading toward a higher likelihood of renewal and the ability for ownership to secure a competitive rental rate and favorable lease terms,” Lewitt commented.
Strategic Investments and Developments
UCLA’s health system has been systematically expanding its reach in the Los Angeles Basin over the years. A key moment came at the beginning of 2022, when the university committed $700 million to redevelop the Westside Pavilion mall into a vast research park. Further solidifying its future in healthcare, UCLA recently purchased a 170,000-square-foot facility, positioned just southeast of Los Angeles International Airport, for the planned UCLA Sports Medicine Institute.
This initiative includes an ambitious proposal to spend $90 million on redeveloping the property, which will feature an ambulatory surgery center, a medical clinic, and a specialty pharmacy among other enhancements.
