New Mixed-Use Development Set for Upper West Side

A historic four-story building located at 2160 Broadway on Manhattan’s Upper West Side is on the verge of demolition as plans are underway for a new mixed-use construction. The building, which has stood for over a century, was previously the site of a First Republic Bank branch that closed its doors in May 2023.

Acquisition and Development Plans

Brooklyn-based developer Aleksandr Finkelshteyn acquired the property in December for $8.5 million, according to city records. Following the acquisition, Finkelshteyn submitted a proposal to demolish the 8,820-square-foot structure in March. More recently, on a Tuesday filing with the New York City Department of Buildings, he outlined plans for a new development that includes a twelve-story building encompassing approximately 22,000 square feet of space.

New Features and Design

The proposed building will feature:

  • 10 residential units
  • 989 square feet allocated for commercial use
  • A private gym
  • Bike storage facilities

Residential units are expected to average 2,092 square feet, providing ample space for potential residents, as reported by New York YIMBY, which was first to report on the new project.

Location and Background

The structure is ideally situated on the northeast corner of West 76th Street and Broadway, strategically located midway between Riverside Park to the west and the American Museum of Natural History to the east. Originally constructed in 1920, the building has a rich history, serving as a prominent banking establishment until its recent closure, which stemmed from issues surrounding uninsured deposits.

Response from Project Stakeholders

As for comments regarding the project, Finkelshteyn has not been reachable for inquiries. Additionally, representatives from Yaker Engineering, the project’s engineering firm, and ZArchitecture, the design firm, also did not respond to requests for further information.
