Oso, which specializes in authorization as a service, has committed to a lease for 5,354 square feet on the second floor of the building, as confirmed by the landlord, the Moinian Group. Founded in 2019, this new office space will mark Oso’s very first dedicated office.
Doing Things Renewals
The company Doing Things, which manages a diverse portfolio of over 35 creator brands, has opted to renew its lease for the same area of 5,354 square feet on the fifth floor. However, specific details regarding the date of their initial occupancy remain undisclosed.
DirectBooks Contract Extension
DirectBooks, known for managing primary market issuance communications, has confirmed a four-year lease renewal for its 5,354 square feet on the 11th floor. This company has been located in the building since August 2022.
Building Features and Management Insights
Gregg Weisser, representing Moinian, highlighted the benefits of the building’s prime Midtown South location, stating, “72 Madison Avenue is a state-of-the-art building in the premier location of Midtown South, and we are proud to continue to see new leases and renewals coming to fruition at the building.”
Weisser added further, emphasizing, “Our recent success has been largely driven by our ability to provide flexible lease terms and the excellent prebuilt spaces, which we recently debuted at the property.”
Asking Rent and Representation Details
While the lengths of the leases for Oso and Doing Things remain unspecified, it was reported that the asking rent for DirectBooks was set at $59 per square foot. The lease negotiations involved various real estate firms: Newmark represented Moinian in the deal with Oso, while Resolution Real Estate Partners acted for Oso, and CB Commercial Real Estate managed the negotiations on behalf of Doing Things.

The Moinian-owned building also accommodates Wedding Atelier, a bridal shop located on the fourth floor, and Rocco Steakhouse, occupying the ground-level retail space, further underscoring the versatility and attractiveness of 72 Madison Avenue as a commercial location.
