Mega Development Group has unveiled plans to construct a significant new residential building in Queens Village, located in the eastern part of Queens. Submitted plans indicate a 310-unit apartment complex will be built at 220-28 Jamaica Avenue, which lies approximately one mile west of the well-known Belmont Park racetrack.

Details of the Development

The proposed structure is designed to encompass about 280,000 square feet and will rise twelve stories high, according to recent filings with the New York City Department of Buildings.

Ownership and Historical Context

The Kessler family has owned the site since 1994, where they currently operate a retail establishment called Five Boro Flag Banner and Sign. This retail space is situated within a 26,744-square-foot building currently on the property, located between Springfield Boulevard and 22nd Street. PincusCo was the first to report on this development.

Interestingly, while the Kessler family is reported as the current property owner, architectural renderings for the new project identify Mega as the owner. The firm Curtis + Ginsberg Architects has been mentioned as the architect responsible for the new design.

Response and Future Implications

As of now, representatives from Mega Development and Curtis + Ginsberg Architects have not responded to inquiries regarding the project. Efforts to obtain comments from the Kessler family also went unanswered.

Should construction proceed as planned, this new building will contribute to the growing number of residential developments in Queens, including a recent project by Tishman Speyer in Far Rockaway. This development is part of a larger trend of increasing residential units in the borough, showcasing ongoing investment in housing in the area.

Similar Developments in the Area

Earlier this year, Tishman Speyer secured $166 million in financing for its project, known as Edgemere Commons A2, which will introduce 244 affordable housing units at 337 Beach 52nd Street. The Edgemere Commons initiative is part of a broader plan that will include eleven buildings designed to provide 2,050 apartment units upon completion by 2031.
