Plans Unveiled for Rams Village at Warner Center: A New Mixed-Use Development in Woodland Hills

In a significant development for the San Fernando Valley, Stan Kroenke, owner of the Los Angeles Rams, has announced plans for a sprawling 52-acre mixed-use project in Woodland Hills, approximately 30 miles from SoFi Stadium in Inglewood. This ambitious initiative will serve as the Rams’ new permanent headquarters, facilitating a visionary evolution for the area known as Rams Village at Warner Center.

A Vision for Community Enhancement

According to Kroenke, the new project is designed to become a vibrant community hub. “Rams Village at Warner Center will continue to transform Woodland Hills by providing a vibrant gathering place for the community through publicly accessible open spaces, new entertainment venues, a retail village, and residential offerings,” he stated.

Project Scope and Features

The proposed development details encompass:

  • A 350,000-square-foot headquarters and training facility for the Rams
  • An additional 150,000-square-foot indoor practice field, seating 2,500 spectators
  • 5.5 acres dedicated to public park spaces
  • Two indoor entertainment venues
  • 3 million square feet allocated for high-rise and mid-rise residential buildings, including live-work spaces
  • Nearly 2 million square feet for office, retail, and hotel purposes

The total projected cost of the initiative is estimated to exceed $10 billion, with construction expected to commence by 2027.

A Strategic Investment in Woodland Hills

Kroenke’s strategic interest in the Woodland Hills area has been longstanding, particularly highlighted by his acquisition of roughly 100 acres between 2021 and 2022. This included significant properties such as:

  • The Promenade, an unused 34-acre shopping center
  • The Landmark building, a 13-story office previously occupied by Anthem
  • Topanga Village, a notable 600,000-square-foot retail complex

These acquisitions are set to support the ambitious redevelopment plans, focusing on creating a vibrant mixed-use community.

Future Development Plans

The proposed site is divided into three parcels. While Topanga Village will remain unchanged, the eastern parcel will accommodate the Rams’ current facilities, with the western parcel—currently home to the Promenade—set for comprehensive redevelopment.

The Rams have been back in Los Angeles since 2016 after a 20-year absence and have since embraced large-scale development projects. The Warner Center development aligns with city officials’ vision of establishing it as the “downtown of the San Fernando Valley” by 2035, which coincides with Kroenke’s anticipated project completion timeline.

Broader Context: Hollywood Park and Other Ventures

Kroenke’s developments do not stop at Warner Center. Adjacent to SoFi Stadium lies Hollywood Park, an expansive 300-acre mixed-use area featuring an 890,000-square-foot retail center, creative office spaces, residential units, a hotel, and the 6,000-seat YouTube Theater. Additionally, plans for a significant 10 to 12 million-square-foot district are underway near Ball Arena in Denver, which recently received city council approval.
