New Leasehold and Freehold Enquiry Forms Launched
Effective from January 11, 2022, updated versions of key property enquiry forms have been released.
Overview of the New Forms
The Law Society of England and Wales, in collaboration with 14 other professional trade bodies, has introduced new versions of the LPE1, LPE2, and FME1 forms. These updates are designed to enhance the conveyancing process and equip consumers with essential insights regarding properties.
Key Changes to the LPE1 Form
The revised LPE1 form now includes additional inquiries that aim to clarify property restrictions and safety protocols. Notable new questions include:
- Restrictions pertaining to pets or parking privileges.
- Whether an assessment for fire safety or external fire walls has been conducted.
Enhancements in the FME1 Form
Similar improvements have been made to the FME1 form, which now encompasses queries on:
- Management of the deed of covenant.
- Contributions required for the service charge.
- Access provisions concerning insurance coverage.
Importance of These Updates
The Law Society’s president, I. Stephanie Boyce, highlighted the significance of these enhancements, stating, “making key information about a property available to consumers and those who work in the conveyancing system is beneficial in terms of identifying any potential issues at an early stage and speeding up property transactions.”
