BlackChamber Group Acquires Land for New Data Centers in Northern Virginia
In a significant move to expand its data center development portfolio, BlackChamber Group has finalized the acquisition of a 65-acre industrial site in Northern Virginia for approximately $190 million. This purchase follows the firm’s recent success in securing $1.2 billion in construction financing aimed at developing a new series of data centers in the region.
Details of the Acquisition
The land transaction was conducted with affiliates of Pruitt Corporation and is strategically located near Manassas Regional Airport, roughly 40 miles southwest of Downtown Washington, D.C. This 65-acre site includes five existing industrial structures that collectively offer around 500,000 square feet of space.
Development Potential
According to JLL, the real estate firm responsible for marketing the property, this site is already zoned for data center development and can potentially accommodate up to 2 million square feet of new construction. The previous owners marketed the site starting in November, emphasizing its suitability for hyperscale data center infrastructures.
Role of JLL
JLL represented BlackChamber Group in the recent acquisition, facilitated by brokers Drake Greer and Jamie Leachman. These professionals also previously assisted the firm with its substantial financing endeavors.
Future Plans
BlackChamber Group, which was established in 2018, specializes in data center projects and is set to utilize its latest financing to develop four hyperscale facilities that are projected to deliver over 740 megawatts of total capacity upon completion.
Regional Context
The Parrish Boulevard development will contribute to a rapidly expanding network of data centers in the Northern Virginia area. Notably, Amazon recently invested $218 million to acquire 91 acres for similar data center projects in Manassas, reflecting the growing demand for data storage solutions in the region.
