Motek Expands to New York City with New Location in Flatiron District
The renowned Mediterranean bistro, Motek, is set to debut its first location in New York City. Positioned at 928 Broadway within the vibrant Flatiron District, this expansion marks a significant milestone for the family-owned restaurant.
Details of the New Lease
Motek has secured a 10-year lease encompassing 7,000 square feet spread across the ground and lower levels of the Grunberg Realty-owned office building. Although the specific rental terms remain undisclosed, the average asking price for retail spaces in the area is reported to be approximately $253 per square foot as of the first quarter of 2025, according to JLL.
Insight on Leasing Negotiations
The deal was facilitated by representatives from Newmark, including Gabriel Staab, Ross Berkowitz, and Andrew Taub for the landlord. The tenant was represented by Michael Paster and Ariel Schuster from Newmark, alongside Jared Robins from Inhouse Commercial.
Despite inquiries, Newmark has not provided additional comments, and responses from Robins and Grunberg have not yet been received.

Founded in Downtown Miami in 2020, Motek’s menu features a selection of Mediterranean delights, including “Tel Aviv tartar,” labneh za’atar, and shawarma. Since its inception, the restaurant has broadened its reach across Southern Florida, boasting locations in Boca Raton, Brickell, and Coral Gables.
Looking ahead, the restaurant has plans for additional expansion, targeting at least five more locations in New York City.
Building Overview
The historic 928 Broadway building, constructed in 1909, comprises 12 stories and covers a total area of 76,625 square feet. Motek will be taking over a space once occupied by Obica, a mozzarella and pizza bar.
Current office tenants at the location include Aquarius Acupuncture, Flatiron Dermatology, and Cosmetic Surgery Associates of New York.
